Where the Money Goes at a New Jersey Closing

The listing price and the check you take home are very different numbers. A typical New Jersey seller gives up around 5% to an agent commission, pays the state's realty transfer fee of roughly 1%, covers an attorney and small title and recording charges, and then pays off whatever is left on the mortgage and any HELOC. On a $450,000 sale with a $200,000 payoff, it's common to walk away with far less than half the sale price. Two Costs That Surprise Sellers

Above $1 million, New Jersey now adds the seller-paid graduated percent fee, starting at 1% of the entire price and climbing to 3.5% on the priciest homes. The calculator adds it automatically when your price crosses the line. And if you're leaving the state, closing agents also withhold an estimated tax payment, the so-called exit tax.
